Open Spaces

Due to the current travel and lock down restrictions in place across the UK, we would like to advise tenants that grass cutting services and communal cleaning will be on hold during the initial 21 day period.  This will be reviewed again on 13th April in line with Government guidance.

Important Information Update for all Osprey Tenants and Customers

Following the latest announcements from the Prime Minister of the UK Government and First Minister of the Scottish Government, we want to advise all our tenants and customers of updated information in relation to delivery of services and wider guidance on COVID-19.

We want to reassure you that tenant and staff wellbeing is of the upmost priority. We are implementing these measures to support efforts to stop the spread of the virus and protect health/health services.

- Osprey Housing Offices in Westhill and Lossiemouth are now fully closed until further notice.

- Following Government guidance home visits have been temporarily suspended and only those needed for exceptional reasons will be undertaken.

- We will be carrying out emergency repairs only until further notice. We will still accept and log requests for non-emergency repairs but they will not be carried out until restrictions are removed and the situation improves sufficiently to allow us to do so.

Following our communication with you last week we want to let you know that Osprey Housing continue to follow the precautions, guidelines and advice issued by the government and health bodies. This is to protect everyone so that we can continue to provide services to our tenants and customers in these challenging times.

Our offices in Westhill and Lossiemouth are now closed to the public. If you wish to contact us please do so on our enquiries number of 01224 548000. You can also contact us through e-mail at This email address is being protected from spambots. You need JavaScript enabled to view it..

In order to reduce the risk of infection for everyone and continue to deliver essential services, we will until further notice severely limit face-to-face contact with tenants, customers and housing applicants. Should our staff and/or contractors phone to make an appointment with you they will ask some screening questions to check if you or anyone in your household is unwell with a cough or temperature and schedule the visit taking account of any self-isolating period.

To help us with this and our ongoing delivery of services, please tell us if you or any of your household are:

  • Self-isolating.
  • Displaying coronavirus symptoms.
  • In the high risk categories.

Your cooperation, help and understanding when asked these questions is most appreciated as we are taking this action to minimise the risk of infection to you, your household and the wider community. Tenants who feel particularly vulnerable or might feel in any difficulty should contact us so that we can offer the best type of support we can.

Please do stay aware of the general guidance available in preventing the spread such as:

  • Wash your hands for about 20 seconds with soap and hot water or use a sanitiser gel regularly.
  • Use a tissue for coughs and sneezes.
  • If you don’t have a tissue use your sleeve.
  • Avoid touching your eyes, nose and mouth with unwashed hands.
  • Avoid close contact with people who are unwell.

In the meantime, we continue to monitor the information, advice and guidance from the UK and Scottish Governments and will implement any further recommended changes to our working practices. Where there is any further change, we will update you via the web site and social media.

You will be very aware of the escalating impact the COVID – 19 Coronavirus is starting to have across Scotland and the rest of the UK.

We do think it is important to reassure you that the Osprey Group is taking action to ensure that our Major Incident Planning and business continuity arrangements are being put in place to support you as well as we can in this rapidly changing and uncertain situation.

Over the past week, we have taken steps to ensure our staff team are fully briefed and aware of the possible implications of the Pandemic for you in relation to your home, the services you receive from Osprey and contact you may need to have with Osprey staff, contractors and representatives. Our aim is to provide business as usual as best we can in the circumstances. However, based on what we know it is possible that we will have to make adjustments as the country commences the delay stage of dealing with the spread of the virus.

We are encouraging our staff to take a safe and pragmatic approach to carrying out their duties which will include taking sensible precautions, use of a notification system where we encounter any tenants who have possibly been exposed to virus transmission, are confirmed to have contracted it and/or may be in self-isolation. This will include a risk assessment process and planning actions that are responsive to the circumstances of individuals.

This will also apply to how we may need to respond to our own staff who may find themselves in such a situation, and we have put measures in place to ensure we can continue to work even if it is necessary to close either or both of our offices in Westhill and Lossiemouth.

We have carried out an impact assessment of potential issues and can assure you we will do whatever is safe, responsible and reasonable to ensure continuity of emergency repairs, safety inspections, support services (particularly to elderly and vulnerable tenants) and communications.

It is also important that we are able to depend upon your cooperation in ensuring you advise us of any circumstances related to COVID-19 that you are exposed to and will impact on our landlord services or how you normally interact with us. In particular, please advise us quickly where you may require to be treated; have been exposed to anyone with the virus and/or you are required to self-isolate. We will agree with you the best form of communication and the best way of providing continuity of service.

The parents of an Aberdeenshire boy with complex learning difficulties including Down’s Syndrome are celebrating after being handed the keys to a new-build home which has been specially adapted for them by Osprey Housing Group.

Kevin and Patricia Logie moved into their Stonehaven house on 24th September 2019 with daughter Jessica, 12, Oliver, six, Harrison, 22 months, and four-year-old Reece, who faces multiple medical challenges associated with Down’s and requires 24-hour care.

They had been living in a property in Kemnay where all three bedrooms and the bathroom were upstairs, and the front and rear gardens were reached by steps and bounded by low fences.

Mrs Logie, 42, said: ‘We could not let Reece out into the garden as he has no depth perception and risked falling. He had also worked out how to unlock doors, so his brothers and sister were allowed out to play, but he would have to stay inside.

‘He would be crying at the windows.’

Reece also had to share a bedroom with his siblings and his night waking and crying disturbed the whole family, including Jessica who is in her first year at Robert Gordon’s College in Aberdeen after being awarded a 100% scholarship.

Osprey was able to work with Reece’s occupational therapist and social care team to find a solution, delivering a house specifically adapted to his needs within the new £5.16 million Carron Den mixed development.

The four-bedroom, energy-efficient semi-detached property gives Reece his own bedroom and wet room on the ground floor with three further bedrooms and a bathroom upstairs. The garden has been fitted with the right kind of boundary fencing, access is on the level, and the property is also sound-proofed, so the family no longer needs to worry about Reece potentially disturbing the neighbours.

Mrs Logie said: ‘The new house is making such a difference to us. Now we can feel safe because we’ve got the downstairs bedroom and wet room and we’ve got level access to the rear of the house.

‘That’s taken the pressure off us as a family, and I can’t emphasise enough how happy and thankful we are to get this house.’

Mr Logie, 60, added: ‘I want to thank Osprey for making our lives worth living.’

Carron Den is a development of 43 properties, 32 of them social housing and 11 mid-market rentals. As well as customising a home for the Logies, Osprey Housing Group has included four further properties adapted to allow residents with learning disabilities to move into their first independent tenancy.

By working closely with Aberdeenshire Council, Osprey was able to identify individuals who would benefit most from supported independence and deliver customised specifications.

Stacy Angus, Osprey Housing Services Manager, said: ‘The positive impact of these properties is significant — where they are, how they have been designed, and the needs they have met.

‘For us at Osprey, this is more than just the provision of houses — it’s about the human factor and changing people’s lives by providing the homes they need. The social impact of getting this right is far wider than the properties themselves and brings positive community benefits.’

The Carron Den development was supported by a £3.05 million Scottish Government grant and £2.11 million in private funding from Lloyds Banking Group. The final phase will be handed over to residents on 9 March.

Osprey Housing has appointed two new board members, Simpson Buglass and Raymond Edgar, who bring a wealth of housing, development and business experience to one of the North Easts most prominent providers of affordable and social rented housing . Long-term board member Mike Scott also steps up to take the role of Non-Executive Chairman, while Stuart Robertson becomes Vice Chair.

Mike Scott commented: “We are delighted to welcome Simpson and Raymond to Osprey as they will bring their high level of skills, expertise and knowledge to the Board as we develop and grow. Their skills in managing development projects, financial monitoring and overall business management will be invaluable as we move to meet the increasing need for desirable, high quality social housing that meets the changing needs of people throughout Aberdeen and Aberdeenshire in the 2020s”.

Raymond Edgar has previously served as both Construction Director and Technical Director at Stewart Milne Homes, and is currently Project Director for Aberdeen Football Club’s new stadium and training facilities at Kingsford.

Simpson Buglass has recently retired from a distinguished career as director and head of the Aberdeen office of Savills. He is a Fellow of the Royal Institution of Chartered Surveyors and a Member of the Chartered Institute of Arbitrators.

Both new board members have good experience and knowledge of Osprey Housing. Raymond Edgar commented “Having an architectural background, as well as experience in every aspect of house building, I knew that Osprey are deep committed to providing high quality social housing and a high quality of service to their tenants, so I’m very much looking forward to being involved in the work of the organisation”

Simpson Buglass added: “I have long been familiar and sympathetic with Osprey Housing’s aims and objectives, so I am honoured to be appointed to the board. We are in the middle of a national housing crisis and the role of multi-tenure housing providers has never been more important”.

Glenn Adcook, the CEO of Osprey Housing Group welcomed the appointments, commenting: “Having a dynamic, progressive board to guide Osprey’s strategic direction is essential. Mike Scott, the newly appointed chair and Stuart Robertson as vice chair are both highly respected and have a wealth of knowledge and experience to help steer us forward. I’m absolutely delighted that Simpson and Raymond are joining us. Having two such high calibre new Board Members with the skills and expertise they bring is excellent and I’m looking forward to working with them”.
